The Secrets of a Successful Real Estate Sale:

What the Market Data Shows



Through extensive observation, data analysis, and daily interaction with the real estate market, as well as numerous discussions with property owners, valuable insights into the Greek real estate market have come to light.

The main conclusion is that the success of a sale is determined not only by broader market conditions, but also by decisions made even before an ad is published.

Proper pricing, thorough preparation of the property, and timely resolution of technical or legal issues have a decisive impact on both the likelihood of a sale and the time it takes to complete the transaction.


The fourth dimension: the salesperson himself


Location, features, and price go a long way toward determining how quickly a property can be sold. However, according to market statistics, there is a fourth and often underestimated factor: the seller’s own decisions.


  • Proper Pricing vs. Overpricing: Properly priced properties sell at a rate of 25%, compared to just 16% for overpriced properties. This translates to up to 55% higher probability of a successful sale.

  • Transaction Speed: Properly priced properties close significantly faster, in 180 days on average, compared to 230 days for those that were launched at an excessively high price.


The Pitfall of Constant Price Adjustments


An analysis of changes in real estate prices reveals some extremely interesting findings:


  • 7 out of 10 sellers never adjust their initial price.

  • Properties with one price adjustmentprice adjustment were sold at a rate of 19%.

  • Those with two adjustments recorded the highest sales percentage in the sample (27% ).

  • For properties that have undergone three or more consecutive price reductionsprice no sales were recorded. In these cases, the market appears to interpret the continuous revision not as an opportunity, but as a sign of a problem.

The critical milestone:Approximately 90%  of properties that are not sold within the first twelve months ultimately remain unsold.

The “Invisible” Obstacle: Legal and Technical Readiness


Daily interaction with the property also highlights a less visible but equally critical factor: the property’s legal and technical readiness.

According to audit findings, nearly 50% of properties have legal or zoning issues that require corrective action prior to the transfer. Identifying and addressing these issues early on significantly reduces the risk of delays or even cancellation of the transaction at the final stage.


Behind every property, there is a different seller


Based on our ongoing engagement with the market and discussions with property owners, we have identified four main seller profiles, each with its own specific needs:


  1. The Immediate: He has an urgent need for liquidity. The fear that his haste will put him at a disadvantage in negotiations often paralyzes him. He needs an objective assessment and a clear timeline.

  2. The Next Buyer: Is selling in order to buy another property. Every month of delay carries the risk of missing the next opportunity.

  3. The Investor:  Has experience, but needs up-to-date data, as past trends are not enough to assess a constantly changing market.

  4. The Portfolio Owner: He is not pressed for time, but requires a well-documented process and access to truly high-quality demand.


Despite their different starting points, all property owners share a common need: objective information, reliable documentation, and greater certainty before making critical decisions.
