The lease ended (three years), and now what?

What applies at the end of a lease.

You signed and submitted a rental agreement to Taxis and three years have passed. And now what? If the lessee or lessor does not want continuity, the matter is simple. You update Taxis (rental solution) and now everyone does as they wish. In the opposite case, i.e. in the intention of continuing the existing lease relationship, there are three ways:

You take absolutely no action (implied extension), the tenant normally pays the agreed rent according to the previous terms, which counts as monthly compensation, the tenant legally remains in the lease for an indefinite period. Implied renewal: In particular, a lease concluded for a certain period of time is deemed to have been renewed indefinitely if, after the end of the agreed time, the lessee continues to use the property and the owner is aware of it but does not object. However, the landlord has the right to terminate the tenancy at any time (upon timely notice) and the tenant must vacate the property. Accordingly, the tenant can leave the lease (after timely notification) at any time.

Lease extension or extension of the existing lease (it's the same): In this case, a private modification agreement is signed as a continuation of the previous one in which the duration of the extension and the rent are determined, which are binding on both sides. Then the modification is also updated in Taxis. In this case, the three-year law does not apply, but only the duration that will be agreed (eg one year).

Termination of the expired lease and signing a new one. It is valid as it was in effect when the original lease was signed. That is, new lease, new terms, new duration (the law protects the three years regardless if a shorter duration is agreed upon). Taxis is similarly updated.

Note: Many times the signing of a private agreement is overlooked or avoided for convenience or other reasons. Our recommendation is to seek to co-sign a private agreement with all terms, and then submit it to Taxis.
