Property Viewing Order: Why Is It Necessary and Mandatory?

When dealing with a professional real estate agency, signing a property viewing agreement (or "instruction to view") is the first and most essential step before visiting any property.
Under Greek law (Law 4072/2012), this procedure is strictly necessary and mandatory. No legitimate, certified real estate professional can—or is permitted to—show you a property without this document having been signed beforehand.
Why is the Property Viewing Agreement necessary?
Legal Obligation (Brokerage Agreement): The law explicitly states that a written agreement is required to establish a valid brokerage relationship and to entitle the broker to a fee. The property viewing agreement constitutes precisely this legal, written contract between us.
Security & Transparency: As professionals, we bear responsibility for whom we escort onto a third party's property (the seller's or landlord's). For this reason, in addition to signing the agreement, you will be required to present your national ID card or passport, as well as your Tax Identification Number (AFM). Securing the Fee & Trust: This document serves as official proof that our agency introduced you to this specific property on the stated date. This ensures the broker's lawful commission and prevents any attempt to bypass their services.
