The "keys" for the platform
Real estate buyers and sellers as well as notaries to complete the process of transferring a property electronically in the event of a sale will need:
-your personal TAXISnet passwords
- the passwords to the applications of the notary association if you are a notary public
The electronic file of the purchase and sale that is created contains a copy of the notarial deed, as well as all the supporting documents necessary for its preparation.
The steps for the digital transfer of property
The process is completed in the following order:
-The notary creates a new purchase request inviting the seller and buyer to provide the necessary authorizations.
-The seller selects the property to be transferred (one or more), accepts the invitation and authorizes the notary to collect documents and information and to take all the necessary actions to draw up the notarial deed. The selection of the property is made from the list of its properties, as they are registered in the declaration of property details (E9). The relevant possibility to select a property concerns properties for which there is no ongoing process of processing, drawing up and registering a notarial deed through the platform of the real estate transfer file.
-The buyer accepts the invitation, chooses the property he wants to acquire from what the seller has put up for sale, and authorizes the notary to collect documents and information and to take all the necessary actions to draw up the notarial deed,
-With the selection of the property to be transferred by the seller, the acceptance of the invitations and the provision of authorizations by both contracting parties, the creation of the purchase request is completed and the electronic file of the transfer of the property/s for sale is created.
-The notary public is informed via SMS and email about the acceptance of the invitation by the parties, and automatically and interoperably collects the necessary supporting documents for the drawing up of the notarial deed.
-After the payment of the tax by the buyer, the platform draws through interoperability from the myProperty application of A.A.D.E. the necessary data regarding the payment of the tax or exemption from the obligation thereof.
-The notary then draws up the notarial deed and calls the seller and buyer to sign the contract in person.
-After the signature, a copy of the notarial deed, which has been electronically signed by the notary, is available in the electronic file of the purchase and sale.
-Finally, the notary submits through the platform the copy of the contract to the Hellenic Land Registry, and the buyer is informed about the payment of the fees, which he can pay by debit or credit card or alternatively through a bank transaction with RF.
-After the successful payment of the fees, the Hellenic Land Registry checks the fulfillment of the contract registration conditions within one working day, and the result (approval or rejection of the registration) is available from the digital transfer file.
